The aim is to contribute methodologically andconceptually to the field of construction pathology, making a contribution in both academic andprofessional spheres to implement sustainable conservation practices in managing structuresexposed to the marine environment to extend their lifespan. Various survey techniques will beemployed, using instruments and tests to gather precise data on damages, facilitating accuratediagnosis and the formulation of intervention criteria, repair recommendations, and reinforcement.This study aims to enhance understanding of pathological processes in maritime constructions,thereby strengthening maintenance strategies. El estudio se centra en analizar problemas constructivos en edificios de propiedad horizontal en Mardel Plata, especialmente en zonas costeras, donde se observan lesiones en estructuras dehormigón. El objetivo es entender cómo la proximidad al mar afecta estas estructuras, investigandoel proceso patológico, la evolución de las lesiones y sus causas. Se busca contribuir metodológica yconceptualmente al campo de la patología constructiva, realizar un aporte en el campo académico yprofesional a fin de implementar prácticas sostenibles y de conservación en la gestión de estructurasexpuestas al ambiente marino para prolongar su vida útil. Se emplearán diversas técnicas derelevamiento, con instrumentos y ensayos para recoger datos precisos sobre los daños, facilitandoun diagnóstico acertado y la formulación de criterios de intervención, recomendaciones dereparación y refuerzo. Este estudio aspira a mejorar el entendimiento de los procesos patológicos enconstrucciones marítimas, fortaleciendo así las estrategias de mantenimiento.
