It consists of a tall building located in the city of San Miguel de Tucumán, Argentina. With this rehabilitation, it seeks to generate better habitability conditions in terms of hygrothermal behavior in a sustainable and efficient way from the energetic point of view. A comparative way study of both cases (original and with proposals for improvement) is carry on to verify the improvements generated from the implementation of the proposal. This analysis is carried out from three thermal balance models: stationary model, stationary model with dynamic correction and dynamic model. The tools implemented for this are the IRAM standards, home labeling and computational thermal simulation. It is concluded that the energy benefits of the original case are deficient and a significant improvement is achieved after the implementation of rehabilitation strategies. This work allows to devise a series of guidelines that can be applied in existing high-rise buildings. El presente trabajo desarrolla una propuesta de rehabilitación térmico- energética de la envolvente para unidades habitacionales de un edificio de viviendas. El mismo consiste en un edificio en altura ubicado en la ciudad de San Miguel de Tucumán, Argentina. Con esta rehabilitación, se busca generar mejores condiciones de habitabilidad en términos de comportamiento higrotérmico de manera sostenible y eficiente desde el punto de vista energético. Para verificar las mejoras generadas a partir de la implementación de la propuesta, se estudia el comportamiento térmico de ambos casos (original y con propuestas de mejora) de manera comparativa. Este análisis se realiza a partir de tres modelos de balance térmico: modelo estacionario, modelo estacionario con corrección dinámica y modelo dinámico. Las herramientas implementadas para ello son las normas IRAM, el etiquetado de viviendas y la simulación térmica computacional. Se concluye que las prestaciones energéticas del caso original, resultan ineficientes y se logra una importante mejora tras la implementación de estrategias de rehabilitación. Este trabajo permite idear una serie de lineamientos que pueden aplicarse en edificios en altura existentes.
